About TX Mortgage Loan
TX Mortgage Loan is an independent, informational website about mortgage rates, refinancing and the housing market in Texas. It is written for homeowners and buyers who want to understand the numbers before they speak with a licensed lender.
We are not a lender, mortgage broker or loan originator, we are not NMLS-licensed, and we do not take applications or quote rates. Earlier versions of this site described itself as a lender and advertised rates and reviews; those claims were removed because they were not backed by a real licence or business.
Before you borrow, verify any lender on NMLS Consumer Access and compare official Loan Estimates.
What we cover
- What moves your rate – Credit score, down payment, loan type, points and market conditions explained.
- Refinancing – Break-even math, cash-out rules in Texas and when a refinance may not be worth it.
- VA & jumbo basics – How VA loans and jumbo loans differ from standard conforming loans.
- Points – How discount points trade upfront cost for a lower rate.
- Calculators – Mortgage payment, affordability and refinance calculators.
- Texas market trends – Background articles on prices, inventory and regional differences.
How we write
Articles are written for general readers and are reviewed and updated periodically. They are not written for your specific situation and may not reflect the latest rule changes. Where possible we point to the official source (for example a government agency or regulator) so you can check the current rules yourself.
